Crawl Space Encapsulation

We never apply a generic system. Every project starts with a thorough assessment of moisture levels, structural condition, ventilation status, and drainage around the foundation.

Vapor Barrier Installation

We cover the entire dirt floor with a heavy, puncture-resistant vapor barrier, extending it several inches up the foundation walls and piers. All seams are overlapped and sealed with specialized tape, and the barrier is mechanically fastened where it meets walls. This creates an effective moisture barrier that prevents ground evaporation from entering the space.

Sealing and Insulation

Foundation vents are permanently sealed to eliminate uncontrolled outside air. We apply closed-cell spray foam or rigid insulation to walls where appropriate, reducing heat loss and condensation risk. Entry points, plumbing penetrations, and gaps receive careful sealing to maintain the controlled environment.

Dehumidification and Air Management

A properly sized dehumidifier maintains relative humidity in the 40-55% range. The unit drains automatically—often into an existing sump or exterior line—and includes an overflow safeguard. In some cases we add limited mechanical ventilation or monitoring sensors for optimal performance.

Structural and Support Enhancements

During crawl space encapsulation we inspect and reinforce joists, girders, or posts as needed with adjustable steel supports. These transfer loads properly and can gently correct minor settlement. We also address any active water entry with targeted drainage before sealing the space.

The finished encapsulated crawl space becomes a conditioned area that protects the home above rather than harming it.
